The roof needs replacement, not another repair

Most Adelaide homeowners call at the same point. The leaks have returned yet again, the pointing is failing, or the tiles have reached the end of their life. Another repair will only postpone the problem. The roof needs replacing.

Oz-Adelaide is a small local business that focuses only on residential roof replacement. You can have a written, detailed quote within hours and only a $100 deposit to secure the date. We are fully licensed and insured and have years of experience undertaking house roof replacements. We work across metropolitan Adelaide, the Adelaide Hills and the surrounding areas specialising in residential, both house and unit, roof replacement.

All we do is roof replacement in Adelaide

Oz-Adelaide is a specialist roof replacement business. We are not a general home improvement company that takes roofing work when it comes along. Roof replacement is our entire trade, and it is what the team does every working day. That focus ensures quotes remain accurate and timelines are met.

After years of experience we know what an Adelaide roof looks like underneath. We know what to expect just from a quick assessment of original roof tile type, house design and site conditions, which enables us to give pricing for almost any roof replacement quickly and accurately.

Every installation uses Australian made Colorbond steel with matching screws, flashings and ridge capping, fitted to manufacturer specification so the product warranty stands. Work is carried out to Australian Standards and the National Construction Code.

What a new roof actually changes

Following a full roof replacement, the roof is rebuilt as a complete system rather than patched in parts. Every weathering surface is new, so the winter habit of listening for leaks in a storm should end with the job.

An insulated Colorbond roof is, in almost every practical respect, an improvement on an aged tiled roof. It is quieter. It stays cooler through an Adelaide summer and warmer in winter. Because Colorbond is far lighter than concrete or terracotta tiles, less heat is stored in the roof itself, so the house sheds warmth more quickly after a hot day.

The lighter load also eases strain on older framing and reduces the likelihood of further sagging. A correctly detailed metal roof, with closed ridges and sealed penetrations, also leaves far fewer entry points for possums and other vermin than a worn tiled roof.

Roof replacement with new gutters and fascia

The most economical time to replace gutters, downpipes and fascia is while our crew of roofers is already on site undertaking a roof replacement. If the existing gutters still have serviceable life, we will say so and leave them. There is no upsell built into the quote.

Where replacement would benefit you, we will also advise on new gutters and, where appropriate, Colorbond fascia covers fitted to the original timber fascia, ensuring the finished work is consistent and complete. When new gutters are included, we generally install a slightly larger gutter profile with 90 mm round PVC downpipes. That increases the roof's peak drainage capacity and better prepares the system for intense Adelaide rain events.

The cost of replacing a roof in Adelaide

Roof replacement pricing is driven by the roof in front of us, not by a flat suburb rate. The main variables are roof area, pitch, height, access, the material specified, whether solar panels must be lifted and refitted, and the condition of the framing once the old roof is off.

Roof size has a largely linear effect on price. Double the area and, all else being equal, material and labour move in proportion. Pitch does not. As the roof steepens, labour, safety measures and handling time rise faster than the square metre count. A modest increase in pitch can therefore move the figure more sharply than a similar increase in area.

Where scaffolding is required, the installed rate per square metre will in general rise by about 50 per cent. That is why a two-storey or steep roof is priced differently from a single-storey roof of the same footprint.

These are planning ranges for a full replacement on a typical Adelaide roof. GST is additional. Pitch, access and specification can move the written quote inside or outside the band.

Frequently asked questions

Can a roof be replaced in winter, or should we wait until summer?

Winter is fine, and it is often the smarter time to book because it is our quieter season. We work in stages and never leave a roof open overnight, so the house stays watertight from the moment we start to the moment we finish. If heavy rain is forecast we simply reschedule that day at no cost to you.

Can a roof replacement be done at the same time as new gutters?

Yes, and it is the most cost-effective way to do it. The scaffold and crew are already on site, so combining the two saves you a second mobilisation. We quote the items separately so you can see exactly what each part costs and decide what you want included.

My roof leaks in heavy rain. Does that mean it needs replacing?

Not always. A few cracked tiles, failed pointing or a blocked valley can put water through a roof that is otherwise sound, and we will tell you straight if that is what we find rather than sell you a roof you do not need. What we do not take on is patch repair work. We replace and restore roofs, so if a small repair is genuinely all yours needs, a general roofing repairer is the right call and we will say so.

How long does a roof replacement take?

A typical single-storey Adelaide home takes three to five working days. Larger, steeper or two-storey roofs run a little longer, and finding rotten timbers underneath can add a day. We give you a realistic timeframe with the written quote rather than an optimistic one.

What is the average cost of a roof replacement in Adelaide?

There is no meaningful average, because roof size, pitch, height, access and material change the figure enormously. Anyone quoting you a price over the phone without seeing the roof is guessing. We measure on site and put a fixed price in writing, free of charge.

Can I choose any roof profile and colour?

You can choose from the full Colorbond range of profiles and colours, and we will bring samples so you can see them against your home in daylight. We will also flag anything your local council or a heritage overlay might restrict before you commit.

What brand of roofing do you use?

We install Australian-made Colorbond steel from established Adelaide suppliers, with matching screws, flashings and ridge capping. Using the manufacturer-matched components throughout is what keeps the product warranty valid.

What if the timbers underneath my roof are in poor condition?

We find out once the old roof is off, which is the only point at which anyone can know for certain. If battens or rafters need replacing we stop, show you the problem, and price the additional work before continuing. Nothing gets added to your bill without you agreeing to it first.

How long does a new roof last?

A properly installed Colorbond roof should give you 40 years or more in Adelaide conditions, and comes with a manufacturer warranty. Coastal homes sit in a harsher salt environment, so we specify the appropriate grade of material for your location.

Do you offer finance on roof replacements?

We can point you to third-party finance options for larger jobs. Between that and the $100 deposit, most customers find they can get the roof done when it needs doing rather than waiting and paying for repairs in the meantime.
